Fire doors are a critical part of a building's passive fire protection. A properly specified, correctly installed and well-maintained fire door can hold back fire and smoke for 30, 60 or even 90 minutes — giving occupants time to evacuate. A poorly maintained one can fail in minutes.

Following the Fire Safety (England) Regulations 2022, responsible persons for multi-storey residential buildings are now required to carry out quarterly checks of communal fire doors and annual checks of flat entrance doors. Many buildings are finding their doors don't meet the required standard.

How do I know if my fire doors are compliant?
Common signs of a non-compliant fire door include gaps around the door edge greater than 3mm, damaged or missing intumescent seals, doors that don't close fully, missing signage, and hardware that isn't rated for fire door use. Our inspection report gives you a clear picture of where each door stands.
Are there legal requirements for fire door inspections?
The Fire Safety (England) Regulations 2022 introduced specific requirements for residential buildings — quarterly checks of communal fire doors and annual checks of flat entrance fire doors. The Regulatory Reform (Fire Safety) Order 2005 requires all fire doors to be maintained in an effective condition.
Can damaged fire doors be repaired, or do they need to be replaced?
Many defects — failed seals, defective closers, damaged ironmongery — can be repaired. However, if the door leaf or frame itself is damaged or incorrectly modified, replacement is often the only option. Our inspection report clearly distinguishes between what can be repaired and what needs replacing.
What certification should a fire door have?
Fire doors should be third-party certified — tested and certified by a UKAS-accredited body such as BM TRADA or IFC Certification. When we supply and install new fire doors, we only use products with recognised third-party certification.
